l’ancienne Ville de Nepean en vue de faire passer la désignation du 160, chemin
Robertson, de ML (zone d’industrie légère) à MS (zone d’industrie de service),
comme l’indique le document no 1.
BACKGROUND
The site is
located to the west of Moodie Drive, on the south side of Robertson Road, in
Bells Corners. The property has
recently been added to the site of an adjacent automobile sales dealership
municipally known as 164 Robertson Road, for the expansion of its operations. The subject site has an area of 3035 m² and
contains one vacant building.
Surrounding uses include the car dealership to the west, residential to
the south (backing onto the subject site), and commercial to the east and to
the north, across Robertson Road. The
subject site is zoned ML ‑ Industrial Light Zone, which does
not permit car sales. The dealership
site is zoned MS ‑ Industrial Service. The applicant proposes to extend this zoning
to the subject lands to permit the expansion of the dealership.
DISCUSSION
The site is
designated General Urban Area in the City's Official Plan. This designation permits the proposed
use. The subject site is zoned ML -
Industrial Light Zone, which does not permit automobile sales. The dealership site is zoned MS - Industrial
Service. The applicant proposes to
extend this zoning to the subject lands to permit the expansion of the
dealership. The proposed zone boundary
extension is consistent with the policies of the General Urban Area designation
in the Official Plan. The subject site
is suitable for the proposed use and for the expansion of the adjacent
dealership. The existing automobile
dealership is in keeping with the overall commercial and industrial character
of the area so that its expansion, as proposed, is appropriate. Staff recommends approval of this Zoning
By-law amendment.
CONSULTATION
Notice of this application was carried out in accordance with the City's Public Notification and Consultation Policy. The Ward Councillor is aware of this application and the staff recommendation. The City did not receive any negative comments or opposition to this application.
FINANCIAL IMPLICATIONS
This application was processed by the "On Time
Decision Date" established for the processing of Zoning By-law amendment
applications.
