SUBJECT: Situation report May/June 2005

 

 

LOCATION: Campground

 

 

REPORT:

The month of May proved to be very busy indeed for an opening month. During Victoria weekend the campground was booked to capacity. Only four sites remained unoccupied. This in itself posed some particular problems with respect to electrical power in both Clusters one and six.

 

POWER OUTAGES –

Cluster # 1 - Throughout the holiday long weekend we experienced no less than three dozen circuit breaker resets in this cluster. The primary cause was a combination of over usage of our existing 15 amp facilities, and “weak” circuit breakers. We experienced no end to the verbal complaints of our patrons. Suffice to say that we may expect others in written form.

On Monday our campground electrician was called in to inspect the problem, and as a result determined that a number of old circuit breakers required replacement. The OESB inspector for this region has approved the removal of the “soft” main 100 amp circuit breaker entirely. The dry core taps have been set to 600 Vac up from 575 Vac. This should resolve our problem in the short term, provided the over usage is kept a minimum.

Cluster # 6 - Electrical problems were similar to cluster # 1 and complaints were just as intense. The main problem remains that the dry core transformer is approximately 25 years old, tap less, and only rated for a meager 15 KW. Following a thorough evaluation we are seriously underpowered for today’s recreational vehicles. As an interim solution I have shut down all 8 sites in Loop D indefinitely, and downgraded the 30 amp service in 6C7 to 15 amps in an effort to maintain a basic and acceptable power level to the remainder of the cluster. Recommendation is that we should upgrade our dry core transformer to 25 KW and set the taps for 600 or 625 Vac as appropriate. Our electrician advises the cost for this dry core upgrade would be $2300.05.


 

PUMP HOUSE – Nesbitt Engineering were called to repair the defective water pump. The pump was removed and determined that the impeller was totally seized as a result of non usage and over-wintering in the damp pump house chamber rather than being removed to dry storage. The cost to repair and reinstall was $543.56. Both pumps are now fully operational and being cycled on a monthly basis.

 

ODAWA POWWOW – The site rental cheque has been received and deposited in our account. We completed an onsite inspection with ODAWA President Gary Lafontaine to review our facilities and picnic table inventory prior to handover of cluster 3, 6, and the unserviced area to the ODAWA Native Friendship Centre.  During the evening of May 27th it would appear that someone vandalized one of our electrical junction boxes by kicking in the plastic conduit and exposing a one linear foot area of the main 600 Vac supply lines. The incident was reported to Mr. Lafontaine, and his security team inspected the damage. This expense will be deducted the cost from the ODAWA security deposit. As a temporary safety measure we have temporarily covered the conduit and our park electrician has ordered the parts necessary to repair the damage. While the general public attendance at the PowWow appeared somewhat normal, the inclement weather perhaps had an impact on the ODAWA camping sites in cluster 3 and 6. It would appear they were not up to the usual attendance levels as in previous years with only approximately 50% of sites booked. 

 

BREAK-IN – On May 19th 2005 we reported two separate break in attempts at our maintenance shed. Both the overhead garage door and the main entrance door have been damaged. The estimated damages are approximately $450.00. The Medeco lock assembly was completely destroyed and required replacement. We reported the incident to the Ottawa Police who investigated and allocated a case number 05-133634 to the report.

 

 

FINANCIAL IMPLICATIONS:

Unforeseen costs associated with water pump and lock replacement and proposed cost for dry core replacement as stated above.
